Resort Policies

Management & Resort Prerogative:

At Raccoon Mountain Campground, we are committed to providing a safe, enjoyable, and welcoming environment for all our guests. Please note the following:

Management reserves the right to refuse service to anyone at any time. We may also make exceptions to certain rules or update policies as needed.

Responsibility & Liability:

The resort and its personnel are not responsible for any loss, damage, or claims related to guest property due to theft, fire, natural causes, or other unforeseen events. Additionally, we do not assume responsibility for acts of nature such as wind, rain, lightning, floods, or tornadoes.

Guest Conduct & Eviction Policy:

To maintain a peaceful and enjoyable experience for all:

  • Guests must respect park rules and fellow visitors.
  • If any rule is broken or disregarded, management reserves the right to evict guests immediately without a refund.
  • If we determine that a guest’s behavior—or the behavior of their family or visitors—is disruptive or not in harmony with the park’s atmosphere, eviction will occur immediately, without refund.

Please note: If a disruption occurs at 1:00 AM, eviction may take place at 1:05 AM. Local law enforcement is aware of our policies and will assist as necessary.

Cancellations: 

Reservations canceled 14 days or less before scheduled arrival are required to pay the full reservation amount. Reservations canceled more than 14 days before scheduled arrival will only be assessed the original 20% deposit fee. We will fight all credit card disputes. Early departure does not constitute a basis for a refund.

 
Check-In Time:
  • Check-in time for RVs is 12:00 pm. Check-in for Cabins is 3:00 pm. 
Check-Out Time:
  • Check-out time for all is 11:00 AM.
Quiet Time:

To create a peaceful atmosphere, quiet hours are from 10:00 PM to 8:00 AM.

Vehicle Guidelines:

To maintain a clean and organized resort, we reserve the right to approve or deny vehicles at our discretion.

  • Vehicle Restrictions: Homemade RVs, school bus conversions, and vehicles manufactured more than 10 years ago are generally not permitted. However, we may make exceptions if you send photos for approval before booking.
  • Legal Requirements: All vehicles must be legally licensed, insured, and in operating condition at all times.
  • Parking Limits: Boat trailers are not permitted in the RV sites. Please help us manage congestion by parking all boats and boat trailers in the designated parking area. 
  • Vehicle Tags: All vehicles must display a car tag on the rearview mirror to confirm registration.
  • Overflow Parking:

     Extra Vehicles may not be parked on a vacant site, on the grass, on the road, or in front of the bathhouse/laundry rooms. There is a $50.00 fine for parking in grass, roadway or other RV sites. If you are unsure of where to park, please speak directly with the office staff for assistance. Thank you for helping us keep the resort safe and enjoyable for all guests.

Speed Limit & Vehicle Safety:

For everyone’s safety, the speed limit is 10 MPH throughout the resort. Only licensed drivers 16 years or older may operate any vehicle, including golf carts and ATVs.

  • Allowing an unlicensed driver to operate a vehicle will result in a $50 fine.
  • A second violation may require you to leave without a refund.
 
Insurance:

For everyone’s safety, all guests must be able to provide proof of valid insurance upon request. If you are unable to do so, we may not be able to accommodate your stay.

Pets:

We love welcoming well-behaved pets at the resort!

  • Domestic pets (dogs, cats, and birds) are allowed. Birds must remain inside the RV.
  • To ensure a peaceful stay for all guests, aggressive pets cannot be accommodated.
  • If you have more than two pets, please check with management for approval.
  • Pets must be leashed (6 feet or shorter) unless in the designated off-leash Dog Park.
  • Pets should not be left unattended at any time.
  • Please clean up after your pet using the waste stations provided throughout the park.
  • For health and safety reasons, pets are not permitted inside resort buildings, including restrooms, laundry areas, or the fenced pool area.
  • Per Hamilton County ordinance, Pit Bull breeds and mixes of these breeds are not permitted in public areas. Due to this regulation, we unfortunately are unable to allow these animals on the premises.
Guest Check-In:

To keep our resort secure and enjoyable for all, we ask that all visitors check in at the office and pay a $5 per person guest fee. Each guest will receive a wristband and a vehicle parking pass. For everyone’s safety, only guests with wristbands may use resort amenities. Vehicles without a visible tag will be subject to towing.

Children:

We want families to have a great time together! Parents are responsible for their children at all times, and kids should return to their site by 9:30 PM.

Keeping Your Site Clean:

We appreciate guests keeping their sites neat during their stay. Please ensure trash, cigarette butts, and other waste are properly disposed of. Please, no rugs or mats on the grass.

  • Yard art, decorations, and temporary fencing should be minimal to allow for mowing and maintenance.
Trash Collection:
  • Daily trash pickup is available between 11:00 AM and 4:00 PM—please do not leave trash outside overnight.
  • At all other times, please take trash to the dumpsters.
  • To help keep wildlife away, please do not leave trash outside overnight.
  • Large or hazardous items (batteries, paint, tires, etc.) should not be placed in or near the dumpsters.
Caring for Our Trees:

To preserve the beauty of our resort, please do not:

  • Hang items (feeders, plants, hammocks) from trees
  • Carve, cut, peel, or damage trees or foliage
Sewer & Dumping:

To keep our facilities running smoothly, please do not flush the following items:

  • Wipes, towels, feminine products, food, grease, or any items that may cause blockages.
  • Dumping of black/gray tanks must be done properly using the correct fittings. Dumping onto the ground is illegal and may result in fines.
Firearms & Fireworks:

For the safety and comfort of all guests, these items are not permitted.

Smoking & Vaping:

To ensure a clean and fresh environment, smoking and vaping are not allowed inside public buildings or within 10 feet of entrances, exits, windows, and ramps. Please dispose of cigarette butts properly.

Alcohol:

Alcoholic beverages are permitted at your site only. Tennessee law prohibits open alcohol anywhere outside of your rented area, including any public areas such as the pavilion, clubhouse, and gift shops.

Tent Camping:

For the comfort of all guests, tents are not permitted on RV or cabin sites. However, canopies (without ground stakes) are allowed.

Laundry:

For your convenience, laundry facilities are available on-site 24/7. Please do not leave laundry unattended, and kindly refrain from hanging clothes or lines outside your site.

Fishing:

Enjoy some of the best fishing around! A valid fishing license is required, and children must be accompanied by a parent or guardian. Please contact the office if you have any questions. 

Clubhouse:

Our clubhouse is open to guests when not rented out by a private party. Guests under 18 must be accompanied by an adult. Please keep all clubhouse items on-site for everyone to enjoy.

Swimming:

There is no lifeguard on duty, so all swimming is at your own risk. We recommend using life jackets for added safety.

Pool Rules:
  • The pool is available to registered guests, visitors, and day pass holders only.
  • Wristbands must be worn in the pool area. Guests without wristbands may be asked to check in before using the pool.
  • There is no lifeguard on duty—please use the pool at your own risk.
  • Guests must follow the safety rules posted in the pool area.
  • Proper swimwear is required.
  • Infants who are not potty-trained must wear a swim diaper.
  • Children under 16 must be accompanied by an adult (18+).
  • No food or glass is allowed in the pool area.
  • A shower is required before using the pool.
Firewood/Ice/Propane Deliveries: 

Please note that due to Hamilton County Law – No guest is permitted to bring firewood into the campground. We have bundles for purchase at our store. Give us a call during business hours for our delivery services to your site.
